Overview

A two phase project that consisted of first the installation of a new boiler plant, new underground distribution pipework to the whole estate, new heating and hot/cold water services to 39 Sheltered Accommodation units. Secondly the installation of new external communal heating distribution to serve new heating, hot & cold water system to blocks (112 properties).

Approach

The heating  replacement contract was carried out in two separate planned phases. The works included within phase 1 was the replacement of the existing central boiler plant, associated equipment, with new condensing boilers, flues, pumping and pressurisation equipment. The works also involved a new Trend BMS installation and the provision of new buried pre-insulated distribution pipework throughout the estate to serve 144 individual flats.

The new underground distribution pipework was installed across grassed areas, paths and road ways, with suitable traffic management in place to ensure access for residents at all times. A temporary packaged boiler room was provided during the boiler replacement works and the new distribution pipework was installed in conjunction with the existing system to ensure that the residents had heating and hot water at all times.

As part of Phase 1, full central heating was provided into the 32 Sheltered Accommodation properties, including low surface temperature radiators and individual temperature control. Generally the new distribution pipework was terminated within pits outside the remaining flats, for connection under the Phase 2 element of the work. The Phase 2 works also included full central heating to the remaining 112 properties, including radiators and individual temperature control.

During both Phases a Customer Liaison Officer was engaged to keep residents fully informed throughout the contract and to enable all works to be carried out whilst the building and dwellings were fully occupied.

Results

Works were completed to a high standard. Both Phase 1 and Phase 2 were difficult and challenging in nature as there were numerous Health & Safety, access and asbestos issues. A driven & well managed team of Operatives who completed these works to the highest quality is the standard we will consistently seek to replicate for all future projects.

They have also been the contractor for the maintenance of half the borough’s gas servicing and responsive repairs for approximately 8 years, and have just won it for another 5 years.
